Getting a bad tenant can be a huge problem for landlords. Today we are sharing some information about how we protect landlords from those bad tenants.
Tenant Screening
The screening process is an important step in protecting against bad tenants. At Stokley Properties, we have a very strict screening process that we follow consistently. We check each applicant’s check credit and we also verify their current residence and their employer. Additionally, we ask applicants to take pictures of their current residence so we can see how clean and neat they keep it. We want tenants who take care of their home.
Strong Lease
Once an applicant is approved, we use a lease from the California Association of Realtors (CAR). We are members of this organization, so we are able to use their lease and all the applicable addendums. This provides you with a strong rental agreement that’s backed by Realtors and their legal team.
Renters Insurance
Lastly, we require all tenants to have renters insurance before they move into our properties. This is something we include in our client agreements with property owners. It’s an added layer of protection for our owners.
