F.A.Q.

How much do you charge?
Our standard management fee is 7% of the gross monthly rents collected. We also charge a one time leasing fee of 50% of the monthly rent (min. Of $1,500) whenever a new tenant is placed.
What does a property manager actually do?
A full-service property manager handles:

  • Marketing your rental
  • Tenant screening and placement
  • Rent collection
  • Maintenance coordination
  • Legal compliance with California landlord-tenant laws
  • Handling tenant communication and disputes

Our goal is to protect your investment while maximizing income.

How do you screen tenants?

We use a multi-step screening process, including:

  • Credit checks
  • Income verification
  • Rental history review

This helps reduce risk and place qualified, long-term tenants.

How quickly can you rent my property?

Most well-priced properties in the Contra Costa County rental market rent within 2–4 weeks, depending on condition, pricing, and time of year. We use professional marketing and syndication to platforms like Zillow and Apartments.com to maximize exposure.

How do you handle maintenance and repairs?

We coordinate all maintenance using licensed and insured vendors. For urgent issues, we offer responsive support to protect your property and tenant satisfaction. We also aim to control costs while maintaining quality.

Do I need to be involved day-to-day?

No. Our service is designed to be hands-off for owners. You’ll receive updates, financial statements, and approvals for major repairs, but we handle the daily operations.

How do you ensure legal compliance in California?
California has strict rental laws (security deposits, notices, habitability, rent control). We stay current with:

  • State laws
  • Local ordinances (e.g., Antioch, Concord, SF Bay Area regulations)

This reduces your liability and risk.

What happens if a tenant stops paying rent?
We follow a structured process:

  1. Notices per California law
  2. Communication and resolution attempts
  3. If needed, eviction coordination with legal professionals

Our goal is to resolve issues quickly while protecting your rights.

How do I get started with your property management services?
Getting started is simple:

  • Schedule a consultation
  • Receive a rental analysis
  • Sign a management agreement
  • We handle the rest
