How do I apply for a rental property?
You can apply online through our secure system. Applications require:

  • Proof of income
  • Credit screening
  • Rental history
How much is the security deposit for your properties?
  • Most properties require a Security Deposit of $200 more than the rent with certain exceptions based on the property type. Information will be on the specific property listed for rent.
  • Deposits are returned within 21 days after move-out, with an itemized statement if deductions apply.
How do I schedule a showing?
  • We use a company called Rently for all of our showings. Rently is a self-showing option where you will get a code to a lockbox once you provide some basic information through their system. This is available 7 days per week from 7am-7pm.
  • We also can do personal showings but availability can be scarce and is dependent on our staff’s schedule.
What happens after I’m approved?
Once approved:

  • You’ll receive a lease agreement
  • Pay your deposit and first month’s rent
  • Schedule your move-in
How do I pay rent?
We offer convenient online payment options through your tenant portal. This allows you to:

  • Set up auto-pay
  • Track payment history
What if I need maintenance?
You can submit maintenance requests online 24/7 via your tenant portal. For emergencies, we provide urgent support through our emergency maintenance line. We work quickly to resolve issues and keep your home safe and comfortable.
Can I have pets in the rental?
Pet policies vary by property. Some homes are pet-friendly with:

  • Additional deposit
  • Monthly pet rent

What are my responsibilities as a tenant?
Tenants are responsible for:

  • Paying rent on time
  • Keeping the property clean
  • Reporting maintenance issues promptly
  • Following lease terms
What happens when I move out?

Before move-out:

  • Schedule a pre-move-out walkthrough (optional but recommended)
  • Clean and return the property to its original condition (normal wear and tear being the exception).

After move-out, we provide a deposit disposition within 21 days, per California law.

What are my rights as a tenant in California?
California tenants have strong protections, including:

  • Habitability standards
  • Proper notice for entry
  • Return of security deposit within legal timelines
